A 2-bedroom vacation duplex on an 800 sq ft plot with the road on the south, with each room placed by vastu. The ground floor holds the kitchen (south-east), dining, an open lounge and a double-height living room in the north-east. Both bedrooms, each with an attached bath, are upstairs. Open the 3D model or see the renders.
Day spaces only. The kitchen is in the south-east with a breakfast counter, dining in the south-west, an open lounge at the centre, and the double-height living room and pooja room in the north-east.
Both bedrooms, each with an attached bath: the master in the south-west and Bedroom 2 in the north-west. The lounge sits over the kitchen, and the gallery looks down into the living room.

12 of 14 checks met and 2 partly met. Neither partial is a serious problem.
Everyone sleeps upstairs, so the ground floor is for daytime and guests. For long gaps between visits, fit a lockable door at the top of the stair, a solar-powered water heater and motion lights. Give the kitchen easy-clean surfaces and plan for a caretaker to air out the house.
This plan assumes a 3′ front setback, 2′ rear setback and no side setbacks (shared walls). That gives about 83% ground coverage. Many authorities cap coverage at 60–75% and require a side setback on plots this narrow. Confirm with the local authority before drawing working plans.
The ground floor uses the full 20′ width. The 3′ front setback only fits two-wheelers. If you need a car, the usual fix is stilt parking with the house above it.
Both side walls are party walls, so windows are only on the south and north faces. Bath 1 is on the west party wall and needs an exhaust fan ducted to the terrace. Bath 2 and the powder room have north ventilators.
North light is soft and even, with no direct sun, so the double-height glass stays cool. The rear compound wall is 2′ away and gets a planted green wall. Use toughened laminated glass.
The ceiling is about 19½′ high. Use a ceiling fan on a long downrod or a large-blade fan, and a pendant light on a 7′ drop. The gallery rail should be 3′6″ high in toughened laminated glass.
